Comp Plan Amendment – UDB & 201 Boundary Adjustments
Consider a Request by the City of Grand Junction (City) to Approve Amendments to Title 31 One Grand Junction Comprehensive Plan (Comprehensive Plan) including Chapter 31.04 Comprehensive Plan amending the Urban Development Boundary to match the 201 Boundary and Establish a Land Use Designation of Residential Low on the Land Use Map and assignment to Tier 2 on the Intensification and Growth Tiers Map for 2 Properties consisting of approximately 9.5 acres located on the east side of 30 Road just north of the Colorado River.

Comprehensive Plan Amendment

Per Section 21.02.050(e), the Planning Commission and City Council shall review a Comprehensive Plan Amendment request in light of the following criteria: 

(A) The existing Comprehensive Plan and/or any related element thereof requires the proposed amendment; and 
(B) The community or area will derive benefits from the proposed amendment; and/or 
(C) The amendment will be consistent with the vision, goals, principles, and policies of the Comprehensive Plan and the elements thereof.
