yes I live next door to Brian Gray who's proposed subdivision would be next door to me to the South everything in this area single family housing and I believe he would like to put in 2/8 units or so it does not fit with the other houses in the area in fact it would be problematic and very tight and different from anything else in the near vicinity will single family home would be more ideal that's what we've heard would prefer and it would fit in with all the other neighborhood area. thank you

hi my name is Lena Hayes I live right next door to the proposed area just to note I wrote on the comment line online on Grand Junction speaks and it wouldn't accept it it's saying that it closed on the 21st but this paper it says the 22nd so I'm a little concerned who are planning on it we're not able to get their comments posted we moved into a rural area we have single family dwelling on Brian's house next to us the Mustang an equation is single home dwelling on the other side it is to across the street it is it will really stick out if the Mustang Annex goes through as planned they could put in as many as 10 homes in that area and then here we are on the other side of them a single home dwelling so that puts us in a plate we're not Anixter County we're in a rural are for you. so we would appreciate the fact that we would like to have it stay the same not feeling like just wondered be able to be. Onyx also some other people of made comments about the traffic traffic has gotten worse there's no sidewalk local people who ride bicycles or walk or not able to do so now it's not safe so sidewalks really need to be put in if we're going to add more people but if you just look at the area we're right next to him on the other side there other people right next to where all single family home dwellings and to then put 10 houses right in the middle of this world area really stands out so I would ask that you would really look at this seriously before you add more homes thank you

We own the property 884 right next to 880. While we are supportive of Brian Bray, as he has been a good neighbor, we purchased our rural acres for the quiet rural area and knowing that we and our neighbors were designated for single residential. On either side of 880, and across the street from 880 all of those areas are rural with single family dwellings. Allowing this to be approved to 4 units per acre could place 8 homes on that property and is not consistent with the homes on either side of him. This would infringe on us (the homeowners) on both sides of their property who are still county, not annexed and decrease our property value as we would be sandwiched between two high population areas. We also agree with other members of Grand Vista, that our quality of life has already gone downhill, with the new development already being built on 26 1/2 Road. With a narrow road and no sidewalks, local walkers and bicyclers are now at risk and can no longer walk or ride on 26 1/2 road due to the high traffic in the area. If you are going to continue to accept these propositions, sidewalks need to be added for the safety of the current residents.

I just want to add to my previous comment that even though there is small field (someone else's backyard) between my property and the proposed subdivision, we will still be dealing with the noise, increased traffic of 26 1/2 road, obstructed views, construction, etc.

My family and I reside on Grand Vista Drive, essentially behind where the potential subdivision would be built. I am begging you to consider the current residents of the area who specifically purchased homes in that neighborhood because it is less populated. Right now, our backyard has a clear skyline view, which was one of the reasons we purchased our home. We also love how quiet and calm our neighborhood is. My young kids constantly play in our backyard, and I am dreading having to deal with construction that feels so close for potentially years. It honestly brings tears to my eyes.
We have already had to deal with the changes and construction of the huge subdivision on the other side of 26 1/2 road. 26 1/2 road is a two line road and has become substantially busier due to the new subdivision. This would only make matters far worse. We don't even have a sidewalk on that road, and there are many bikers and pedestrians who utilize it. I often worry for their safety as it stands now let alone with the increase of traffic. I know that many of my immediate neighbors feel the same way even if they are unable to voice their concerns.
Although this construction may benefit those few who are wanting to build the subdivision, please consider the large number of other people that will be negatively impacted by this project moving forward. To move forward would be a complete disregard of so many community members for the benefit of few. We will be very sad to have to deal with construction in that area for an undetermined amount of time followed by an increase in noise, population, traffic, and obstructed views.
Per section 21.01.140 of the Zoning and Development Code, two of the five criteria will not be met:
3) Public and community facilities are adequate to serve the type of and scope of land use proposed
*26 1/2 cannot sustain the increase of traffic. This will be a safety hazard especially to the bikers and pedestrians who constantly utilize that road that does not have a sidewalk.
5) The community or area, as defined by the presiding body, will derive benefits from the proposed amendment
*There is NO clear benefit to the residents in the area; in fact, it will only negatively impact current area community members.
